Site & AI-Search Scorecard
18 September 2026

Prepared for Charles Downs, President & CEO

Brandon Oaks is easy to recommend. It is harder to find.

An outside read of how the Brandon Oaks website performs for a Roanoke family searching today — in Google, and increasingly in an AI assistant that answers before anyone reaches a website at all.

Where this lands

A well-run community with a website a decade behind it.

Nothing here is broken. The pages load over a valid certificate, the phone number is where it should be, and the community’s credentials are real and visible. What is missing is the layer that converts a 2026 search into a tour: descriptive care copy a machine can read, a booking path that does not depend on a person answering a form, and structured answers where families and AI assistants now look for them first.

Section 01

The breakdown

Scored from the public pages we fetched on 18 September 2026. Where a factor could not be measured from outside, it is marked and scored conservatively rather than guessed.

Design & mobileClean, legible template and real photography — but care pages carry image galleries where copy should be, and alt text repeats camera filenames.
12 / 20
Speed & tech healthValid HTTPS, no dead links found in the pages fetched. Deducted for indexed non-secure and mixed www / non-www URLs. Core Web Vitals not measurable externally.
9 / 15
Conversion pathPhone numbers prominent and correct. One generic form serves every inquiry type; no self-scheduled tour, no availability or waitlist status shown anywhere.
11 / 20
SEO basicsTitles and the home meta description are well written. Weakened by a wordless page occupying the assisted-living URL and an H1 missing from the news archive.
12 / 20
AEO — answer enginesTwenty genuinely good Q&As exist, but they sit under Independent Living, cover no other care level, and show no sign of FAQPage markup. No llms.txt observed.
7 / 15
TrustAHCA National Quality Award badges, national recognition, published CCRC disclosure statement. No resident reviews or ratings surfaced on site; care levels described only briefly.

Section 02

Three findings, with the evidence

Each of these was taken directly from a live Brandon Oaks page. Quotes are verbatim; every URL below is the real page we fetched.

Finding 01 · Highest impact

The assisted-living page has photographs where its sentences should be.

The URL a family lands on when they search for assisted living at Brandon Oaks is titled as a photo tour and contains no descriptive copy — ten images, with alt text that repeats the camera filenames. The real description of assisted living lives one level up, on the general Care page.

Source: brandonoaks.net/care/assisted-living/ — image filenames observed include IMG_0419.jpg and image7-rotated.jpeg, uploaded 2021.

Why it matters: a page with no readable text cannot rank for the phrase it is named after, and cannot be quoted by an AI assistant asked “what does assisted living at Brandon Oaks include?” The good copy you already own — “maintaining all of life’s quality and dignity, with as much independence as possible” — is on the wrong URL.

Finding 02 · Answer-engine gap

Twenty excellent answers are buried under the wrong parent, and only serve one care level.

The FAQ page is the strongest content on the site. It answers the questions families are actually afraid to ask. But it sits at a path that files it under Independent Living, it addresses no other care level, and we found no evidence of FAQPage structured data that would let Google or an assistant lift the answers directly.

Can I afford Brandon Oaks? · What happens if I run out of money? Will you evict me? · Can a resident be admitted directly to assisted living or long-term nursing care?
Source: brandonoaks.net/living-independently/faqs/ — 20 questions, no assisted living, memory support or rehabilitation FAQ equivalent found.

Why it matters: these are the exact questions people now type into an AI assistant instead of a search box. Answer-ready copy plus FAQPage markup is the single cheapest way to become the source an assistant cites. Today the content is there and the machine-readable wrapper is not. Caveat: structured data could not be confirmed from the rendered page alone — a source-level check would settle it in minutes.

Finding 03 · Conversion

One generic form is the entire conversion path, and the news stopped last December.

Every care page ends in the same contact form with an “I am inquiring about” dropdown. There is no self-scheduled tour, no indication of availability or waitlist position, and no distinct path for an adult child researching assisted living under time pressure. Meanwhile the newsroom — the only signal of an active community — has not been updated in over nine months.

Questions? We can help you get the answers.
Sources: brandonoaks.net/contact/ (form only, no scheduler) and brandonoaks.net/news/ — most recent post dated 4 December 2025.

Why it matters: a form is a promise to call back. A calendar is a booked tour. The families comparing you against regional competitors at 10pm are not choosing the community with the better brochure — they are choosing the one that let them lock in a Saturday visit before they closed the laptop.

Section 03

A 90-day fix sequence

Ordered by return, not by effort. The first thirty days are content and markup work that needs no redesign and no new platform.

30
Days — make it readable
  • Rewrite the assisted-living URL. Move the real description onto /care/assisted-living/, keep the gallery below it, and give every image honest alt text.
  • Write proper alt text across the care and residences galleries — an accessibility fix and a ranking fix in the same pass.
  • Restart the newsroom with a short monthly post. Recency is a trust signal for both families and crawlers.
  • Resolve www / non-www and force HTTPS canonicals so one version of each page is indexed.
60
Days — make it citable
  • Add FAQPage schema to the existing FAQ, and split it so assisted living, memory support and rehabilitation each get their own question set.
  • Add LocalBusiness / SeniorLivingResidence schema with the correct address and both phone lines for the campus and the Nursing and Rehab Center.
  • Publish an llms.txt summarizing care levels, location and contact routes for AI crawlers.
  • Audit NAP consistency across Google Business Profile and the senior-living directories that currently rank above you.
90
Days — make it convert
  • Put a real tour scheduler on every care page — pick a time, get a confirmation, no callback required.
  • Show availability honestly, including waitlist status by care level. Saying “waitlist” out loud converts better than silence.
  • Split the inquiry path so an adult child researching assisted living never lands in the same queue as an independent-living prospect.
  • Instrument the funnel — source to inquiry to tour to move-in — so next year’s decisions come from your data, not from impressions.

The same gap shows up in the operating data.

A site that cannot tell you which channel produced a tour is usually attached to an organization that cannot tell you which care level is quietly carrying the census. BI Consulting Services builds senior-living analytics — occupancy and lead conversion, staffing against acuity and overtime, risk monitoring, and margin by care level — on top of the systems you already run. Thirty minutes is enough to know whether it is worth a second conversation.
